Buying a home with extra cash left over
What "borrowing above the price" means, how it is decided, and how to plan it without overreaching.
Three things set your loan amount
The lender looks at the price you agreed, its own appraised value of the property and your ability to repay. The amount is set from those, within the lender’s rules and the central bank’s lending limits of the day.
Sometimes the approved amount ends up higher than the price you pay the seller. People call this "borrowing above the price" (กู้เกิน) or a "home with money left over" (บ้านเงินเหลือ). It is not a product you can ask for, and it is never guaranteed.

The approved loan can land below, at or above the price
Do not plan a purchase around the third case. Plan for the first two, and treat any cash left over as a bonus the lender may or may not allow.
- Ask the lender for the appraised value in writing
- Keep a cash reserve in case the appraisal is low
Approved for less than the price
You pay the difference from your own money. Common.
Approved for about the price
The loan covers the price. No cash left over.
Approved for more than the price
The difference is cash to plan with. It happens sometimes and is never promised.
Illustration only. No amounts are shown because every case is different.
What the extra cash can cover
Treat it as borrowed money: it is repaid with interest over the full term.
Transfer-day costs
Fees and taxes that are not in the loan.
Moving in
Basic furniture, appliances and small repairs.
A cash buffer
Room for the first months of instalments.
A costlier debt
Only if the lender allows it and the numbers work.
Risks to weigh first
A bigger loan costs more
Higher instalments and more total interest over the term.
Appraisals can come in low
Do not commit to a purchase counting on cash that is not approved.
Never misstate facts
Price, income and debts must be true; a false statement can cancel the loan and carry legal consequences.
